At The Concrete Polishing Family, we have been delivering exceptional concrete polishing solutions for over 24 years, specializing in concrete polished floors since shortly after the industry emerged in North America.
Our expertise spans various concrete polishing applications, including new concrete, concrete restoration, sealed concrete, color enhancing (dyes/stained) concrete, and mechanically polished concrete surfaces.
What this means is we've grown up WITH the industry and continuously learned how to optimize depth-of-shine, longevity & excellent client experience

We specialize in a diverse array of concrete polishing & sealing applications catering to commercial and industrial construction projects, whether for remodels, new constructions, repairs, or renovations.
Our concrete polishing system for mid-to-large footages enables us to offer the most competitive pricing, while exceeding industry expectations for the depth of shine—a true measure of our expertise in concrete sealing & polishing applications.
We also provide a variety of options for mechanically polished concrete and sealed concrete to enhance durability and aesthetics.

There are three categories to our process: Preparation, Polishing & Protecting. Our system of mechanically polishing concrete ensures the finished product is the best depth of shine possible for each project, which separates us from others in this space.
There are typically 10-steps in our process and we do not cut corners! There is one phrase mentioned in our family, "time over target"; this is the key to excellence in polished concrete. Our clients can bear witness to the longevity of our finished products with projects going back 24 years.

The term "sealed concrete" means something different to each client we engage. To properly seal concrete, our process consists of 3-steps (not just spraying densifier down and cleaning).
During our Polishing step, we actually diamond grind 2 different grits to enhance the beauty to not only open the pores for full densification-to-saturation but to leave the floors with a subtle matte shine. This is different than what most other polishers do, but we believe it best long-term.

There are many situations that call for color enhancements in polished concrete, although our Founder might disagree as he is a concrete purist. However, we love to provide options for our clients should they desire to get creative with color in their polishing process.
There are many different ways this can be accomplished (added during pouring step, acid stain, dyed, etc.) and we provide guidance based on outcomes desired.

While we prefer to flatten every floor we polish, we realize this is not always possible, especially given aggressive construction timelines. Truly flattening a floor eliminates a wavy appearance in the finished shine and can have other advantages too (reducing forklift repairs, material breakage, etc.)
While there are additional costs to flatten, we have yet to have a client complain upon completion.

For new construction, we provide control joint preparation and sealing with the highest-grade products on the market. If we are honest, nothing about joint work is fun . . . until it's fully polished.
For concrete renovation, it's very common to find bad and/or damaged joints requiring repair. Proper repair focuses on four key aspects: vertical sides, depth, material used & smooth surface.

We provide guidance and services to help maintain a polished concrete floor for decades. Our preference is to teach the client how to maintain in-house, which the vase majority of our client do, but do provide quarterly/monthly cleaning services for fully polished concrete should clients prefer (which really just consists of a healthy scrub on our riding scrubber . . . a delight to perform for the Founder).

Prices for mechanically polished concrete are affected by size of area, condition of concrete, level of shine, and working hours of site, but we commonly stay within the ranges below.
Below are our prices for POLISHED:

Prices for sealed concrete are affected by size of area, condition of concrete, level of shine, and working hours of site, although it's typically new construction applications.
Below are our prices for SEALED:

There are a number of ways to enhance the color of concrete (acid stain, dye, additives, etc.), but we choose to offer concrete dye service, which happens at the end of the mechanical polish process.
Below are our prices for DYE:

Not all floors require flattening to polish; however, we encourage it in most client applications. We do see a correlation between forklift costs and unlevel floors though, but that's a different topic all together.
Pricing for FLATTENING range between $1.00-3.00 sq. ft., depending on degree of flattening (material handling care requirements vs. aesthetics)

We use the right material for the right application. We commonly use premium cementitious material for existing concrete, as it shines naturally and blend with the concrete. For new construction, we lean towards semi-rigid, epoxy material (i.e., Metzger MM80).
Pricing for CONTROL JOINT FILLING ranges between $.50-$1.00 sq. ft., depending on size of slabs (10' slabs higher cost than 12' slabs)

Mechanically polished concrete floors should be ALL NATURAL to yield long-term value and deliver on the promise of reduced maintenance costs. Unfortunately, the concrete polishing industry has been promoting what we refer to as 'bucket shine,' which allows for sub-par craftsmanship in concrete polishing applications but merely puts a temporary shine on the floor, lasting about 12 months. For true durability, consider options that focus on concrete restoration and the benefits of sealed concrete.
Properly executing concrete polishing creates a finished product that continuously hardens over time with each washing, significantly enhancing the shine and stain-proofing for decades. This is especially true for mechanically polished concrete and sealed concrete, as our concrete restoration projects demonstrate with the receipts to prove it.
Our clients can easily maintain their floors by simply mopping with water or a minimal amount of soap, which helps to reactivate the hardeners in their mechanically polished concrete. This process allows them to achieve a virtually stain-free surface and a lasting depth of shine for as long as they desire—24 years and counting. We offer maintenance packages for clients interested in outsourcing their concrete polishing applications, but we prefer to empower them with the knowledge to handle concrete restoration in-house.
It defies logic when we tell our clients that the floor will look better in a year than when we first complete the concrete polishing. Every single time, this is the case. This improvement is due to our process and proprietary products used to harden the concrete during the polishing process, particularly in our concrete restoration techniques. The depth of shine in mechanically polished concrete is such that when you look straight down at the floor, you can read the light bulb text clearly (not at a foot or two in front of you either, but straight down). Additionally, our sealed concrete ensures lasting beauty and durability over time.
